Radon Testing

window While radon gas has no smell or color, it can be dangerous at high levels in your home. Per the EPA any measurement of 4.0 pCi/L or above the home should be properly mitigated. Colorado Home Inspections will test for radon gas whether you are selling/buying a home or simply want reassurance. Radon comes from a natural breakdown of uranium in the soil, rock, and water which gets into the air. We will use a Continuous Radon Monitor. The time period for determining radon levels is at least 48 hours. Cracks in the floor or walls, construction joints, gaps in suspended floors, cavities, and the water supply can allow for radon to seep in. If the levels are determined to be high, it is recommended that a radon mitigation system be properly installed. Colorado Home Inspections only performs Radon Air testing.

Pre-Purchase

A pre-purchase home inspection is very involved process. It is recommended that the buyer of the home attend the inspection. This is a very valuable exchange of time and information. There are several aspects to the inspection, the first being the big picture. This includes the location of the home, the age of the home and noticeable modifications and/or additions. Colorado Home Inspections performs a limited visual inspection of the home including the roof, chimney, soffit, gutters, and exterior cladding. Then we inspect the windows, doors, decks, porches, the driveway, heating and air conditioning, plumbing, electrical, floors, walls, ceilings, bathrooms, kitchen, fireplaces, skylights, foundation, basement, and attic. We look at the condition of the systems and components and identify obvious or potential problems.

New Construction

There are several areas Colorado Home Inspections goes over after a new home is constructed. First, we check out the grading to ensure the grading doesn’t slope towards the house, the water doesn’t pond, there are no signs of erosion, and shrubbery is at least 2 feet from the foundation. The roof, flashing and gutters are examined. For the exterior, we make sure windows and doors are sealed, screens are installed, trim and fitting are tight, proper coats of paint are present, and landscaping details are accurate. This is just a sample of the items we will be inspecting. Are there things I can do to better maintain my home?

Yes! Colorado Home Inspections recommends that you should clean the rain gutters and trim back excessive foliage regularly. Divert all water away from the house. Clean and replace furnace filters regularly. Paint all weathered exterior wood and caulk around trim, chimneys, windows, and doors. Repair any plumbing leaks and replace all burnt out light bulbs.
