Why do I need a home inspection?

You don’t want to experience unpleasant surprises and unexpected difficulties, so it is best to learn as much as you can about the home. If you are already a homeowner, a home inspection can identify problems in the making and suggest preventative measures. If you are selling your home, an inspection can give you time to make repairs that will put the house in better selling condition.

Can a house fail a home inspection?

No, home inspections are not done on a pass/fail basis but rather to analyze the condition of a house.

When should I call a home inspector?

You should contact them immediately after the purchase agreement has been signed. Before signing, make sure there is an inspection clause in the contract. This clause should specify the terms and conditions to which both the buyer and seller are obligated.

Do I have to be there for the inspection?

You do not have to be there, but Colorado Home Inspections highly recommended so that you can observe the inspector and ask questions.

What if the report reveals problems?

No house is perfect, so if the inspector finds problems, that doesn’t mean you shouldn’t buy the house. If you have a budget for repairs or don't want to be involved in future repair work, this information is important.

Can I do that?

While that is a nice offer, you want to be sure the inspection is thorough and the inspector has the experience you need. Home Inspectors have a "trained-eye" for problem areas. Make sure your home inspector is ASHI or Nachi Certified.

Are there things I can do to better maintain my home?

Yes! Colorado Home Inspections recommends that you should clean the rain gutters and trim back excessive foliage regularly. Divert all water away from the house and clean out the garage and basement. Clean and replace furnace filters regularly. Paint all weathered exterior wood and caulk around trim, chimneys, windows, and doors. Repair any plumbing leaks and replace all burned out light bulbs.
